Historical Note

The Land and Grounds
The approach to the house is from the southeast side, across The Butts. This area is designated as village green, but is to be included within the sale. A pair of five-bar gates leads into the yard formed between the farmhouse and buildings. The house has three espalier pear trees trained against its east elevation. Across the lane, a handgate leads into the formal garden, a large and attractive rectangular shrubbery-fringed lawn running alongside the beck, which is fed by a waterfall from the ponds in the north-east corner.
The path, which is a public footpath, continues past the side of the house, up stone steps and into the paddock on the north side, leading towards the village church. The ponds, which have been extensively refurbished in recent years, cover approximately 1.8 acres and are on two levels with a central stone weir. The ponds are a magnificent feature of the property, with clear, spring-fed water, stocked with trout and home to both ducks and swans. To the east of the ponds, bordering the beck, is an expanse of established parkland with a fine mix of mature hardwoods and gated access into the village.
