HISTORY
Kingthorpe’s House mentioned in Sir Nikolaus Pevsner’s Buildings of England can be traced to an entry in the Doomday Book in 1086. In 1681 Kingthorpe passed to Richard Fothergill whose family over the next 250 years developed the present house until sold to Yarburgh Lloyd Graeme in 1932 when improvements were made with the help of leading architect Francis Johnson of Bridlington. In 1966 Richard Rowntree purchased Kingthorpe House where he lived for 30 years until sold to the present owners.

PROPERTY
Kingthorpe House is an exceptional Grade II country house approached through a fine stone entrance with eagles mounted on pillars. There is an oval sweep to the front door and entrance is gained to the main accommodation through the porch into a reception hall leading out to the garden.

The main reception rooms feature charming interiors by Rupert Forbes Adams and other features include fireplaces, dado rails, cornicing and other refinements one would expect in a stylish country house. The drawing room is elegant with bookshelves and drinks cupboard, decorative fireplace with marble slips and west facing windows with seats. The cloakroom conveniently connects with an outside door. The morning room looks south over the landscaped gardens through a lovely bay window. There is also a fine open fireplace and chimney piece.
The sitting room mirrors the morning room on the opposite side of the hallway, also with a bay and wood burning stove. The dining room is well placed with moulded panelling and stylish Trompe L'oeil artistry. The kitchen connects as does the inner hall to the breakfast room with efficient wood burning stove. The usual domestic rooms front the courtyard to the east and include:- boot room, laundry, cloakroom and water room.

In the East Wing the study looks over the courtyard with oil store, lobby, wash room and workshop with outside access. Further back stairs rise to the flat.

A beautiful staircase with a lovely hand rail and ballusters rise to the half landing with a Venetian window looking north. The second flight rises to the landing which leads to three principle bedrooms an en-suite bathroom and dressing room with attic room over.

An inner landing leads to three further bedrooms, two bathrooms and a box room. The East Wing interconnects and has a landing, fine sitting room, bedroom and bathroom. From the inner landing a short staircase rises to the attic with five rooms, all tidily presented.

Stone steps (down?) from the hallway turn to a wonderful wine cellar with a vaulted ceiling and access to the old ice house

A second entrance from the lane leads to a gravelled yard which leads to the back door and provides ample parking. A Fine coach house and stable building attractively constructed in stone includes a range of stables and stores, a tack room and garaging for three motor cars.
Behind there is an open plan timber stable building and further outbuildings including additional stables and piggeries, horsebox and tractor store. There is an optional horse walker, kennels and run and close to the back entrance a charming curved range of domestic stores.

GARDENS AND GROUNDS
The oval carriage sweep is boarded by lawns overlook rolling parkland including a beautiful copper beech and selected mature trees. The side gardens extend past the greenhouse to south facing landscapes gardens which include a central graveled path with borders, shrubs, miniature trees and an ornamental pond.
